Property Marketing
We’ll advertise your property in our tenant’s database and on all sorts of websites. We will show prospective tenants your property. We’ll also coordinate with the existing tenant. We will do reference and credit checks for you. We’ll then provide you with information and advice to help with the final decision.
Property Management
We’ll create tenancy agreements for your properties that comply with current legislation and include everything necessary to protect your interests and your investment. This includes adding any special conditions. We’ll collect a bond from the tenant and will lodge it with the Bond Centre. We’ll collect rent from the tenants, our company have a system that enables us to immediately identify when a tenant goes into arrears so the situation can be dealt with quickly. Landlords will receive monthly statements showing rents collected and payments made to your bank account. We’ll also conduct final inspections when tenants move out before releasing bonds. If there is any serious issues, we’ll act on your behalf to attend the Tenancy Tribunal, including if an eviction process is required.
rental appraisal
We’ll conduct a rental appraisal and give you a report on the current rental value of your property.
Property Inspection
We’ll do ongoing property inspections (landlord can select the frequency). We’ll then provide you with a report that will include any issues that require your attention. We’ll also deal with anything identified as the tenant’s responsibility. This includes conducting a follow-up inspection to ensure the issue has been properly resolved.
Property Maintenance
We’ll look after all routine maintenance and emergency issues. Everything from electrical and plumbing issues to cleaning and garden maintenance – we look after it all with a selected team of trusted tradespeople.
